Property Projects

Improvements focus on sensible, cosmetic refurbishments designed to improve market appeal rather than complex structural development.

Each project is reviewed on its individual merits, including location, market demand, refurbishment scope, and exit strategy. Not all projects proceed, and only those that meet defined criteria are considered.

Some projects may be undertaken using joint venture structures with eligible investors only.

A joint venture is a structured partnership where an investor provides capital and the project is managed end-to-end. These arrangements are not available to retail investors and are only discussed privately once investor eligibility has been confirmed, in line with UK financial promotion regulations.
Joint ventures are structured on a case-by-case basis, with roles, responsibilities, and outcomes clearly documented before any commitment is made.

Investor Funding Projects (Private Lending)

Certain projects may be supported through private investor funding rather than joint ownership.

In these cases, funds are provided to support a specific property project and are governed by formal agreements. The terms of any such arrangements, including repayment structure, are agreed privately and documented appropriately.

All private funding discussions take place on an individual basis and only after investor eligibility has been established.
